    These guys are really slick and say all the right things but at the end of the day they are all about squeezing money out of you. Once you sign on the dotted line and are out of town, they are experts at finding ways to nickel & dime you on every transaction. RPM gets paid whether or not they find a tenant for you; whether or not the tenant to pays rent; and regardless of how negligent their service is. They ultimately do what makes them the most money which rarely aligned with owner interests. Read the contract in detail, don’t listen to a word they say unless it’s in the contract, and buyer beware!

    As a home owner who just fired RP Management, I can honestly say that these guys don’t deliver. I wish these online reviews were around back when I hired RPM. Their owner Dave Holt is unscrupulous and has a CYA excuse for everything. It’s been a real eye opening experience. I always wondered why they discouraged me from talking directly with my tenants. I found out that when my current tenants were originally looking at houses, RPM tried to steer them away from my house (which they liked best) to another rental property which I later found out was owned by none other than Dave Holt!!! In fact all the RPM property managers own rental properties. So if your an RPM home owner and are wondering why it’s taking so long for RPM to find you a tenant, guess what? It’s because they have higher priority houses to rent. And the worst part is that you are are funding your competition with your hard earned cash!!!

    This is coming from a renter. I have never rented from a management company and don’t plan to ever because of this company. They tried to scam me into paying application fees when they had no intention of renting the place to me. Then when I received an email asking if we were still interested I emailed the rep “Judy” 3 times before getting fed up and moving on. I did email another person who works there and looked for some sort of answer to get the blow of response of….we get 100’s of emails a day. Yeah right….sure you do. And come to find out it’s from the owner Daev Holt. If you use this company you are crazy just make sure you read the fine print before you give them money!!!!!!!!!!!! If I could sue them for my time wasted, I would.

    Beware of Dr. Jekyll and Mr. Hyde. It’s all professional happy time until you sign the lease. Then you’re nothing but a source of cash for them. You have to send emails because they will not answer or return calls. Terrible service. I wish I had a voice recorder for the not so subtle veiled threat that they will scrutinize the final inspection and shrink your damage deposit if you make too much trouble.

    This company is a joke. They will try to squeeze any fee they possibly can out of you. They tried to charge us for a late fee, when we were on the automatic payment plan. When I confronted them about it, they said it was a glitch in their system. It is funny how they did not catch it until I said something. They would have taken my fee payment without saying a word to us. They are ok during your first 6 months, after that, you are chopped liver. Your maintenance orders dont get answered until 10 days down the line, in comparison to when you first move in. They are all about money and do not care anything about their tenants. By far the worse management company I have ever encountered. Do not use them for anything. You must pay with Cashiers Checks and nothing else, or you have to pay a fee. Unless of course you sign up for their automatic payment plan, which even then, they dont take your money out until the 5th of the month. Horrible. Thumbs Down!! When our 2nd lease is up, we are out of here…Will we take pix of our unit before we leave, you better believe it. I hear they try to keep your deposits too.

    We had our house rented through RPM. Since we are in a different state, winter was approaching, we quickly selected this company for renting our house. The manager (owner), Dave Holt sounded very credible and sincere on phone. Once we signed the papers, his real character showed. The rented to bachelors. According to their criteria, they qualified. The tenants did every horrible thing they can to the house and the neighborhood.

    1. Not once the management checked on the house.
    2. All the broken things were fixed by RPM at way above the market price.
    3. They never collected rent on time and never warned the tenants.
    4. They always collected their dues first and remaining paid to us.
    5. At the end of the tenancy, tenants did not pay two months rent. RPM took all the deposit as their charges.
    6. For the unpaid rent, they said sent it to a collection agency and never updated us on that.
    7. As soon as their dues were paid, they closed the access to the owner portal.
    8. We still do not know the status of the rental dues.

    Apart from this:
    Dave Holt never replies to your calls
    The receptionist is rude, she calls only when some thing needs to be fixed, and never replies to your questions.

    They always favor the tenant and tries to extract as much money as they can by fixing things that do not require.

    They force things on you to fix even that are not required. This is how they make lot more money than the monthly commission.

    I will never suggest this company. Please keep away from these assholes
